Preserving Brand Integrity within the Iconic Strand Arcade Sydney CBD
Bell & Ross partnered with Studio PFA to bring their new boutique to life within Sydney’s iconic, heritage-listed Strand Arcade. Known for our meticulous attention to detail and commitment to protecting luxury brand identity, Studio PFA was entrusted with creating a boutique that reflects Bell & Ross’s global design language while integrating seamlessly into the historic context of this Victorian-era landmark.
The Bell & Ross boutique is located on the ground floor of the Strand Arcade, surrounded by esteemed retail neighbours in a setting rich with architectural history. The tenancy’s unique features—such as stained toplight glass and original timber framing—convey the charm of the building’s 19th-century origins. With a limited footprint of just 30m², including a Back-of-House mezzanine, the project posed spatial and compliance challenges from the outset.

Heritage and DDA Constraints
One of the major constraints was the requirement to preserve the heritage-listed shopfront. This restriction, combined with spatial limitations, required innovative architectural solutions to ensure full compliance with the Building Code of Australia (BCA), including accessibility under the Disability Discrimination Act (DDA).
Bell & Ross Retail Fitout: Compliance Without Compromise
Bell & Ross partnered with Studio PFA to bring their new boutique to meet compliance requirements without altering the historic shopfront, Studio PFA utilized their trusted network of consultants, including specialists in accessibility and BCA regulations. Through this collaborative approach, we secured performance solutions that satisfied all Construction Certificate (CC) conditions—without compromising the Bell & Ross design ethos.
This project highlights our ability to resolve regulatory complexities while protecting the design standards expected of international luxury brands.

From concept to completion, Studio PFA worked in close collaboration with Bell & Ross, the appointed builder, and the Landlord. Every detail—down to CAT1 services like mechanical, electrical, and fire systems—was coordinated with precision to support both operational efficiency and visual consistency.
