Beaconsfield Terrace House
An Inner-City Sanctuary with a Small Footprint
The Beaconsfield Terrace House project began with a client who had purchased an existing two-storey terrace with a DA approval for a four-level extension. Located in Beaconsfield, the site presented a unique set of challenges due to its small 135m2 footprint and a tight 4.5m frontage. The clients’ goal was to create a contemporary, multi-generational home that maximized every millimetre of space. This project required a meticulous approach to maintain the design intent while preparing it for construction.

From DA to CC: Overcoming Constraints
The original DA for the Beaconsfield Terrace House was designed by X Squared Design, and Studio PFA was brought in to provide partial architectural services to obtain Construction Certificate (CC) approval. The existing site conditions and close proximity to neighbouring boundary walls presented significant construction constraints. Studio PFA expertly resolved these issues in the construction documentation, ensuring the design integrity of the original design. This seamless process was vital for the Beaconsfield Terrace House.
Integrating Structure and Design
A key challenge for the Beaconsfield Terrace House was integrating a complex structural design into the small footprint without compromising precious floor area. With four levels, the stair design and overall structural methodology required careful consideration, especially given the site’s steep terrain. Studio PFA worked closely with the builder, Promaster Builders, to develop a construction methodology that was both practical and compliant, ensuring the intricate design of the Beaconsfield Terrace House could be built effectively.
Building Compliance and Design Integrity
Studio PFA’s role was to expertly maintain the original design’s integrity while ensuring it met all building compliance requirements, particularly for key features like the four levels of stairs. Through careful coordination, the Beaconsfield Terrace House was able to move from a conceptual DA to a fully documented and compliant set of plans ready for construction.
A Smooth Path to Construction
Studio PFA’s involvement was instrumental in the project’s success. By providing precise and detailed construction documentation, we enabled the Beaconsfield Terrace House to obtain CC approval smoothly and efficiently. The result is an inner-city sanctuary that meets the needs of multi-generational living, proving that a small footprint can be transformed into a functional and contemporary home.
