Transforming a Landmark for a New Commercial Future

Situated at the prominent intersection of Main St and Campbell St, 88-92 Main St Blacktown is a two-story former bank building with a key role in Blacktown’s commercial centre. Collaborative Design and Tenant Readiness

Studio PFA worked in close partnership with the landlord and their agent to fully understand the needs of future tenants for 88-92 Main St Blacktown. Our design focused on creating independent entries for both ground and first-floor tenancies, installing a new lift for accessibility, providing modern amenities, and upgrading all essential building services. This comprehensive refurbishment ensured the building could be marketed as a flexible, high-quality commercial space ready for fit-out.

Navigating Complex Compliance and Structural Changes

A significant challenge in the project at 88-92 Main St Blacktown was bringing the building up to modern building compliance, particularly for accessibility and fire safety. Studio PFA leveraged our trusted network of consultants and expertly navigated complex building codes. This included a crucial recommendation to lower the existing foyer floor to accommodate a new lift, allowing for wheelchair accessibility to both tenancies. The extensive structural modifications required for the lift were resolved through a close collaboration with our structural engineer and the builder.

Meeting Market Demands with Expertise

Another key challenge at 88-92 Main St Blacktown was to ensure the spaces were ready to meet the specific requirements of potential tenants. Studio PFA’s extensive experience in the retail and commercial sectors proved invaluable. We worked closely with the agent and landlord to effectively negotiate the demands of prospective tenants, ensuring the landlord’s responsibilities were met and potential challenges for the tenant’s fitout were resolved prior to handover.

A Successful Commercial Outcome

The project at 88-92 Main St Blacktown was a huge collaborative effort with all parties involved, resulting in a successful transformation. The ground floor tenancy is now proudly leased by Snap Fitness, while the first-floor space stands ready for a new tenant. This project is a testament to Studio PFA’s ability to turn complex challenges into successful commercial outcomes through strategic design and meticulous project management.
